Abstract
The provision of affordable housing is a critical component in ensuring socioeconomic stability and improving the quality of life for residents in developing regions. This study evaluates the performance and impact of various factors that inhibit the promotion and sustainability of low-cost housing in Enugu State, Nigeria. The research adopts a mixed-methods approach, combining quantitative data analysis and qualitative insights from stakeholders such as policymakers, construction companies, and residents. Key inhibiting factors identified include limited access to finance, inadequate government policies, high construction costs, and regulatory constraints. Furthermore, socio-economic challenges such as inflation and land acquisition complexities exacerbate the situation. The findings highlight that while there are existing frameworks aimed at promoting low-cost housing, significant gaps in implementation and policy enforcement hinder their effectiveness. Recommendations include strategic policy reforms, public-private partnerships, and innovative financing models to stimulate the growth of affordable housing projects. This research provides valuable insights for stakeholders seeking to improve housing affordability and address the growing demand for low-cost housing in Enugu State and similar developing regions.
